Which taxes must be paid when purchasing homes in Sardinia, Italy?
In Italy, the buyer must pay different texes on purchasing homes in Sardinia: registration tax or, alternatively, the VAT, mortgage tax and cadastral tax. Rates vary according to the nature of the selling entity.
To be more specific:
Where the property is bought from an individual; an enterprise which did not build it; the enterprise which built (or restructured) it, provided works have been completed for over five (05) years; taxes payable include:
- The registetration tax 9 %
- The mortgage tax: 50.00 Euros
- The cadastral tax: 50.00 Euros
Where the property is bought from the enterprise which built (or restructured) it and the sale is made within five (5) years after the works’ completion, taxes payable include:
- VAT at 10% (or 20% in the case of luxury property)
- The registration tax: fixed amount of 200.00 Euros
- The mortgage tax: fixed amount of 200.00 Euros
- The cadastral tax: fixed amount of 200.00 Euros
